Our gnomes have been hard at work adding new features to the website. We have added a Property Listing Service– this is something you have to check out. The focus is on investment properties.

Unlike your typical MLS (listing service), which only tells you about the property, we have tied our listing service to the Real Estate Genius analysis software. With one click, you can import any listing into our analyzer to get the lowdown on ROI and cash flow!!!

Obviously, you are relying on seller- or realtor-provided data, so take it with a grain of salt. However, with that as your base, you can then create your own scenarios for the same property to get a sense of the potential range.

How cool is that! Instant due diligence (or at least enough to allow you to quickly scan listings for potential deals you want to pursue further.

We have just launched this listing service, so in the near term, there are limited numbers of listings. However, keep an eye on it… over the next few weeks we expect to add lots more!

Here is a tip: Judson and Lynn Voss offer a very well done weekly podcast on real estate investing. Their podcast is from the investor’s point of view; each week they bring in a different expert to shed some light on different aspects of the real estate business. It’s a free podcast; we’ve been enjoying listening to it while commuting back and forth to work. A lot more educational than Top40 radio!

It just so happens that Judson and Lynn contacted us to feature yours truly, Real Estate Genius, on the podcast. The podcast was a nice forum for explaining ‘why’ investors should care abot financial forecasting, as well as ‘how’ Real Estate Genius works.

But why would you want to? If you’re going to make a major investment, and any real estate buy certainly counts as major (unless you’re Donald Trump), then you really should apply some due diligence.

That’s not to say all of your experience counts for nothing, it’s just saying that you should take a peak at what the numbers tell you.
